AppFolio: Resident Portal Overview
Contains helpful information about accessing resident Account, payment information, lease
signing, edit account details and make maintenance requests.
If the property is listed as “available now,” you can schedule a viewing with our office during business hours (Monday–Friday, 9am–4pm). Keys can be checked out at our office with a valid state-issued ID. Keys must be returned the same day by 5pm. If they are not returned, locks may need to be changed at your expense.
If a property is not yet available, we do our best to provide detailed photos and answer any questions you may have. Properties with a future availability date can still be leased sight unseen if you are ready to move forward.
Do our best and schedule a showing with at least 24 hours to current resident out of respect to their privacy.
Once a lease is signed, it becomes a legally binding contract and must be fulfilled. While we understand it can be frustrating not to view a property first, we encourage you to carefully review all available information, research the neighborhood, check HOA rules if applicable, and drive by the property when possible. Our team provides as many details as we can so you can make an informed decision before signing and make the property available to view at convenient times for all.
Applications are submitted through our website. Each applicant over 18 years old must apply and pay a $50 application fee. We conduct thorough background and credit checks before approval.
All prospective tenants must complete a rental application. A non-refundable $50 application fee per adult applicant is required to cover the cost of background and credit checks. Applications are processed promptly, and approvals are based on income, rental history, and creditworthiness.
Please note: Applications are processed on a first-come, first-approved basis. A home is not secured until your application is approved, your lease is signed, and your deposit is paid. This process usually takes 24–72 hours, depending on responsiveness.
We are proud to be an ESA- and service-animal-friendly community. We welcome residents with emotional support animals and service animals in accordance with fair housing laws, and we’re happy to assist you with the simple verification process. Our goal is to make every resident — and their companions — feel at home.
All service and emotional support animals must be verified by a licensed third-party provider. Online certificates are not accepted. Any unauthorized pets found at the property will result in violation fees.
Once approved, you will:
- Sign your lease electronically through Appfolio
- Set up your tenant portal to pay deposits and rent, upload documents, and manage your account
- Provide proof of renter’s insurance before your move-in date
- Pay your first month’s rent and any applicable fees with certified funds or online at least 5 business days before move-in.
- Pick up your keys and complete the Inventory & Condition Form. This form must be returned within 3 business days to avoid being held responsible for any pre-existing conditions.
At key pick-up, you will receive an Inventory & Condition Form. This must be completed and returned within 3 business days. If it is not submitted on time, you may be held responsible for any pre-existing conditions.
Rent can be paid securely through your AppFolio Tenant Portal using ACH (bank transfer), debit, or credit card. Payments may also be made in our office with certified funds (money order or cashier’s check).
ACH payments may take up to 5 days to clear. Any returned (NSF) payments will incur additional fees.
Rent is due on the 1st of each month. A grace period is offered through the 5th; payments received after the 5th are considered late and will be subject to late fees.
We offer flexible lease terms to fit your needs, including month-to-month and annual leases. Monthly leases provide maximum flexibility, while annual leases offer rate stability. Pricing may vary based on lease length and current market conditions.
For emergencies, call our office number (254) 218-5264. After hours, our answering service will dispatch your request to our maintenance team.
For non-emergencies, submit requests easily through your tenant portal or mobile app. A vendor will contact you directly to schedule service.
Life happens, and we’re here to help. If you find you need to move, we’re happy to work with you on transferring your lease to another property in our community (pending management approval and availability). Our goal is to make your transition as smooth and stress-free as possible.
Rental applications remain active for up to 60 days. If a suitable unit becomes available within that time, we can apply your existing application without requiring you to reapply.
Some of our properties do accept Section 8/HUD vouchers, but participation is at the discretion of the property owner. Properties that accept these programs will be noted in the listing.
Yes! We love when our tenants stay with us long-term. If you’ve been in good standing and your property owner approves, we’ll reach out about 45 days before your lease ends to discuss renewal options. Renewing gives you the peace of mind of staying in your home without the hassle of moving, and we’ll work with you to make the process smooth and easy.
If you decide not to renew your lease, please submit a 45-day written Notice to Vacate via email. For example, to move out on December 31st, your notice should be submitted by November 15th.
After you move out, your security deposit will be returned within 30 days to your forwarding address, minus any deductions for damages or unpaid charges. Any deductions will be clearly itemized in a return letter.
If no notice is given, your lease automatically converts to a month-to-month agreement with possible rent increases.
First, thank you for your service! If you receive PCS, ETS, or deployment orders and need to break your lease, simply provide a copy of your official orders to our office or upload them through your tenant portal. Once verified, we’ll send you a Notice to Vacate via Appfolio or email to make the process quick and easy.
To help ensure a smooth move-out, we ask that the property be returned in the same condition as when you moved in, allowing for normal wear and tear.
This includes:
- Removing all personal belongings and trash
- Arranging professional carpet cleaning and pest control (don’t forget to provide receipts)
- Tidying up the home and maintaining the yard
- Returning all keys, garage remotes, and receipts to our office
Please keep utilities active for at least 7 business days after move-out so we can complete a final inspection. Following these steps helps make the process easy and ensures your security deposit is returned promptly.
Security deposits are mailed within 30 days after you surrender the property, provided you left a forwarding address. Deductions may apply for damages beyond normal wear and tear, outstanding balances, or lease violations.
Contact the city immediately to have the water turned off at the street. Check your water heater if there is a shut off valve and turn off.
